  • What is Business Purpose Lending?

    "Business purpose lending" is exactly what it sounds like: We provide loans to businesses, for business purposes. 


    In the real estate world, this means that we process loans for LLC's and Corporations which allow them to purchase, rehab, and build properties. Rather than loaning money directly to individual buyers, we provide loans to their respective companies instead. 


    The guidelines for lending to consumers is often very different than lending to businesses. And at this time, the majority of our lenders will only issue business purpose loans. 


    However, do have Private Money Brokers who are also Licensed Mortgage Originators and can provide  Qualified Consumer Loans. If you are looking for a commercial mortgage or a refinance of your current property, feel free to reach out to us for more information.  

  • What are Non-Owner Occupied Properties?

    Essentially, "Non-Owner Occupied Property" means that the buyer will not be using the property as a place of residence.  


    For a Fix & Flip Loan or a Ground-Up Construction loan, this means that no one will be staying in the house while the construction or renovations are taking place.


    For a DSCR Loan, this means that the house will not be the owners primary residence. Most commonly it will be used as an investment property or a short-term, or long-term, rental.  

  • Do you have Private Money Loans for Individuals?

    At this time, the majority of our Private Money Lenders will loan direct to businesses only. 


    However, if you are an individual looking for a Fix & Flip, Ground-Up Construction, or DSCR Private Money Loan, dont hesitate to reach out to us, and we may have some options for you. 

  • How fast can you close on a loan?

    Because we're experienced, and we have mutiple lenders to choose from, we can often close loans much faster than other lenders. 


    As a general rule of thumb, we can close a DSCR Loan as fast as 2-3 weeks, and we can do a Fix & Flip Loan in a matter of days. 


    These timelines can be influenced by many factors however, like whether the buyer has their documentation in order, and the flexibility of the appraiser, the processor and the title company.

  • Can you get Loans with a Zero Down-Payment ?

    Nowadays it is extremely hard to get a zero down-payment loan. The vast majority of lenders will not even consider funding them.


    However, they are possible with very specific criteria. Generally speaking, the loan must have excellent leverage and the buyer must have high experience and excellent credit.
